Engineer-Led Inspections,
Australia Wide.
Wherever you're buying, building or renovating — our chartered engineers are there. We operate nationally, with locally-based inspectors across every major metro and surrounding region.
Our Inspectors
Every inspection is conducted by a chartered, registered engineer — not a trades-based inspector. Here's who you'll be working with.
What's the Real Difference?

What Our Clients Say
Real feedback from homebuyers, investors and property owners across Australia.
"We found cracking in the walls of a property we were about to buy. The BINM engineer didn't just flag it — he explained exactly what was causing it, how serious it was, and gave us a cost estimate to fix it. We used that to negotiate $18,000 off the price."
"I had three stage inspections on our new build. Every time the engineer found things the builder's own inspector missed. The pre-plaster inspection alone found waterproofing issues that would have been an absolute nightmare to fix after plastering."
"We had a neighbour start excavation right on our boundary. BINM did a dilapidation survey before works started and then monitored during construction. When minor cracking appeared we had the engineering evidence we needed. Absolute peace of mind."
Frequently Asked Questions
Everything you need to know about engineer-led building inspections.
A general building inspector can tell you what they see. A chartered engineer can tell you why it's happening, how serious it is, and what to do about it — all in the same visit. At BINM, you start with the engineer, so you never need a costly second opinion. When a standard inspector finds cracking, they write "refer to structural engineer." When a BINM engineer finds cracking, they assess the mechanism, risk level and recommended action — in the same report.
Yes. We provide engineer-led building inspections nationwide. Our inspectors are locally based across Australia's major metro areas and surrounding regions, with same-week availability in all major cities.
Yes. Our reports are written and signed by chartered, registered engineers who carry the professional accountability, ethics obligations and insurance to produce dispute-ready expert reports. Standard building inspection reports produced by non-engineers are generally not accepted as expert evidence. BINM reports are structured to meet this standard from day one.
We typically offer same-week availability across all major Australian cities. Reports are delivered within 24–48 hours of the inspection. If you're under contract and need a fast turnaround, let us know when you book and we'll prioritise your inspection.
Our general engineer-led building inspection is market-priced — comparable to what standard inspectors charge, but delivered by a chartered engineer. Additional services (drone roof, floor level survey, engineering-level reports, VCAT reports) are available as add-ons. Get a specific quote for your property type and location using the form above.
Yes. Pre-auction inspections are one of our most common requests. We coordinate access with the agent, complete the inspection promptly, and deliver your report in time for you to make an informed decision before auction day. Contact us as early as possible to secure your preferred date.
VCAT (Victorian Civil and Administrative Tribunal) — and equivalent bodies in other states — require expert reports to be produced by qualified professionals with personal accountability. Only engineers on the National Engineering Register meet this standard. A standard building inspector's report will not hold up in a building dispute. BINM reports are structured to meet this standard from day one, even if you never end up needing it.
Yes — this is Stream 3 of our services. We attend at mandatory stages (footing pre-pour, slab check, structural frame, pre-handover PCI) and optional checkpoints (waterproofing, pre-plaster, fix/lock-up). Our engineers are independent of your builder, giving you objective oversight at every stage.
