Standard Building Inspection Report, Engineer-Led from the Start
The same report type most building inspectors offer: visual defect identification, photos, and a plain-English summary. The difference at BINM is who's holding the clipboard — a Chartered Engineer, at the same price, with the ability to go further the moment you need it.
A Standard Report, Delivered by an Engineer Instead of a Builder
A Standard Report is BINM's entry-level inspection report, and it looks the same as what most competitors call their standard or basic report: a clear summary of visible defects, supported by photos, with findings classified by priority. If your property is in good condition, this is the only report you'll need.
What's different is who produces it. BINM's Standard Report is still completed by a Chartered Engineer, priced the same as a standard market inspection. If something significant turns up during the visit, you don't need to book a second inspection with a different company — the same engineer can go further, on the spot, only if it's actually needed.
One inspection. The standard report you expect. The engineer you don't.
One Core Report. Every Pathway Still Open.
Standard Report (Engineer-Led)
A market-priced visual inspection report covering the same scope as a typical due-diligence inspection. Clear, photo-supported findings, classified by priority, written in plain English. Most properties only need this report level — and because it's engineer-led, if something more serious is found, the same site visit can be upgraded without starting again.
What's Included in a Standard Report
Four inclusions, every time, regardless of which service brought you to BINM.
Visual Defect Identification
Every accessible area assessed for visible defects, consistent with a standard pre-purchase or pre-sale inspection scope.
Photo-Supported Findings
Each defect documented with photographic evidence, so you can see exactly what was found and where.
Priority Classification
Findings classified by urgency, so you know what needs attention now and what can wait.
Plain-English Summary
A clear, jargon-free summary of the property's condition, written for buyers and owners, not other tradespeople.
Upgrade Anytime, No Second Inspection
Every BINM inspection collects enough data to support any report level. If the Standard Report doesn't tell you enough, upgrade without booking a second visit.
Comprehensive Report — adds causation commentary, risk context and urgency, and a negotiation-ready format. See Comprehensive Report →

Standard Report FAQs
Everything you need to know about BINM's Standard Report.
The Standard Report identifies and photographs defects with a priority rating. The Comprehensive Report includes everything in the Standard Report, plus causation commentary, risk context, and a negotiation-ready format.
For most properties, yes. If no significant defects are found, the Standard Report gives you everything you need to make an informed decision. If something more serious turns up, you can upgrade on the spot.
You're not paying more for the report — you're getting an engineer on day one, at the price a non-engineer inspector charges. The advantage shows up if something is found: you can escalate immediately instead of paying for a second inspection with a different company.
Yes. All inspection data is captured to a standard that supports any report level. You can upgrade to a Comprehensive, Engineering, or Expert report after your visit without booking a second inspection.
